Starts at the Delaware Bay and ends up in creeks and long ditches with a few ponds in between. And I believe the ponds were created by dams because of the mills hundreds of years ago.

One thing about this pond is the drop off. Most ponds in Delaware slope gradually but this drops off to 4 ft almost immediately. I will have to check it out more closely. Not a huge deal perhaps but I want to make sure my dog can get out... because she will get in.

The only flooding I am aware of here is when we get Nor' Easters and Hurricanes and the oceans and bays decide to pay the beach towns a visit. Its getting worse every year it seems.

There are homes in a flood zone in the development but this one is not... at least not yet. But if it were now, it would probably be a deal breaker.
