So we have narrowed it down to building a house or buying a pre-exisitng home. One is on a 3 acre pond but we would have to build and the other is across from a much larger pond/lake and already has a nice house on it.
So we are basically all in on the second option. It is everything we want except from being right on the water... but the lake is across the street and the woods are dense enough that it is very hard to see from the house... BUT there is a large 200 acre field behind the home and we would have great sunset views. Its near the cul-de-sac and is as isolated as you can get while still living in a development. So with the kid and the dog we feel pretty safe.
OK, so we are set to make an offer on the house and a well intentioned friend asks "are you concerned about pesticides and pesticide drift?" "and what about the well water?"
So, I have lived in this area all of my life and there is a lot of farmland and I really never gave it a second thought. But I have never lived directly next to a farm but I know several people that do.
I'm guessing June to Sept. is probably the best crop farming. It appears that this field had soybeans. I don't know if it gets crop dusted or if that should concern me. I can get a whole-house air purification system and a a system for our drinking water.
If it were just me and the wife then I don't think I would have any concerns but my daughter is 6 so I don't want to put her in a position to get sick 20+ years from now. Some of the people I have spoken with just kind of brush it off "Don't go outside when they're dusting and you should be fine"...
There is also a small hunting club that goes out right through the cul-de-sac to get to the designated area and it would be pretty close to the house.

The home is the last house on the field side closest to the cul-de-sac.
