In really small area of ground you may consider putting down sod.....

know a few friends around here who have done that, they come in and grade the property to get good drainage, use a machine that literally scalps off the top layer of ground, put down the sod in a staggered pattern to help it root down and stay together. You need to water the hell out of it at 1st. It's more expensive then throwing down your own seed, but it will be a better job and last as well.

  Here in Florida, it's VERY VERY hard to get grass to grow under a Live Oak.

  My Dad's yard had lots of clay and some sandy soil......and plain ol dirt.
