had tornado shelters installed after the '79 tornado flattened half the town.. I think they run bout $7500 and they put them in your garage below ground - single unit that holds 4 people, although very tight.. No, we don't have one, nor do we have a basement.. If we get hit by a tornado as large as the '79 tornado, we're in big trouble - there's just nowhere to go.. Very few people here have basements due to the type dirt/soil/clay we have.. Heck if I had a basement, it'd be the ultimate mancave.. We'd be praying for tornadoes so we could hang in the basement longer...
My argument to your insurance company would be (if they deny flood coverage) that they shouldn't have insured you in the middle of a flood threat... Insurance sucks - they find more ways to weasel out of paying.. Did I tell you the ONE time I got travel insurance on a trip to Cozumel? It was "Cancel for ANY reason" coverage... No questions asked... So, a hurricane ripped through Cozumel and the resort we were staying at was wiped out... Tour company (that should tell you how long ago this was) told us we HAD to go to a different resort of THEIR choosing.. I tried to cancel the trip and get a refund, using my "cancel for ANY reason" insurance... Well, they declined because on page 18, in tiny lettering buried in the middle of something you'd never read, was a statement that said something to the effect of "cancel for ANY reason, unless a hurricane has just devastated your resort".. I'm totally serious.. So, at a time you'd THINK insurance would be your best friend, it was invalid.. and we got stuck going to the resort of their choosing.. We actually got upgraded to a really badass 2 story, loft, room with a hot tub in the main living area, but the resort itself did not have a beach - only a rocky drop-off to the sea.. So, even tho the room was amazing, I wasn't real happy, being a beach bum and all...
